With the purpose of putting a halt to fraudulent real estate transactions in Mazatlán, the law firm of Llausás Azcona and Associates and the Asociación Méxicana de Profesionales Inmobiliarios (AMPI, a real estate agents´ association) have collaborated in drawing up a new law to present before the Sinaloa Legislature.
The spirit of the proposal is to regulate real estate services and certify those who act as real estate agents to ensure investors have legal recourse if needed and that they do not abandon the port.
In reality, anyone can print up a business card and represent themselves as a real estate agent, said Luis Roberto González Manjarrez of Llausás Azcona and Associates. But that puts the purchaser at risk because if something goes wrong, the seller disappears and the buyer loses his deposit, he pointed out.
A case in point is an American who paid a large sum of money for something that was never constructed. They sold him air, said the lawyer.
For the last two legislatures AMPI has proposed a real estate law in Sinaloa, but each time the proposal has been put on the backburner.
He told reporters they need a proposal beneficial to the real estate sector that will regulate real estate promotions, regulate the agents through certification and protect investors.
